The Lawn is a private oceanfront property. These guidelines help preserve the land, our neighbors, and your event.
A Note From The Lawn
The Lawn is a private space and curated oceanfront venue. We are sincerely committed to maintaining a peaceful environment for our surrounding community while hosting intentional gatherings for our guests.
Please review the following guidelines carefully. This page is a summary. Your signed Venue Use Agreement governs all terms.

Events must conclude by 9:00 PM
All cleanup and breakdown must be completed by your contracted end time
Early access requires prior written approval from The Lawn
A day-of coordinator is required for all events

To respect our surrounding community:
Acoustic music only
Light, dinner-level amplified music is permitted
No DJs
No subwoofers
No amplified dance music or dance-floor sound systems
All sound must comply with local and state noise regulations
Microphone use should remain calm and conversational. Excessive shouting may result in volume reduction.
We reserve the right to adjust sound levels as needed.

Parking is limited and strictly controlled.
Entry to the property is by pre-approved parking list only
Guests not on the approved list may not enter the property
Drop-off and pick-up are allowed
All other guests must park along Fort Weaver Road or arrange shuttle/carpool
Hosts are responsible for communicating parking instructions to guests. Unapproved vehicles may be asked to leave.

To protect the lawn and property:
No driving on the grass
No staking into the lawn
Vendors must park only in assigned spaces
Vendors must remove all trash and materials they bring onsite
First-time vendors must check in with The Lawn prior to arrival

We understand that tent and rental vendors may require early access for installation.
Early access is not included in standard contracted event hours, but may be approved in advance at no additional charge.
All early vendor arrivals must receive prior written approval from The Lawn.
Early access may occur outside of contracted event hours if approved
Access times must be coordinated and confirmed prior to the event date
A designated day-of coordinator must be onsite before the vendor arrives
The coordinator must remain onsite and oversee setup
Setup may not begin before the approved access time
The coordinator may not leave the property during vendor installation
Vendors who arrive without prior approval or without an onsite coordinator may be turned away.
All vendor access rules must be strictly followed in order to protect the property and surrounding community.

Trash hauling is not included in the base rental.
Event hosts are responsible for:
Removing all event trash from the property
Removing vendor waste
Leaving the venue clean and free of debris
Nothing may be left onsite, in bins, or on the curb unless garbage service has been pre-arranged.
Optional Garbage Service
We offer garbage removal service for an additional fee. If you would like The Lawn to handle post-event trash removal, this must be arranged in advance and added to your agreement.
Failure to remove trash without prior arrangement will result in additional charges.

Event insurance is required. Your policy must name:
Kabsat Co LLC dba The Lawn as Additional Insured.Full insurance requirements are outlined in your Venue Use Agreement.

Pets are permitted for ceremony purposes by prior written approval only.
Pets must be pre-approved by The Lawn before the event date.
If approved:
Must be leashed at all times
Must have an assigned handler at all times
May not roam freely
May not be left unattended
May not be left in vehicles
Must be removed from the property immediately following the ceremony unless otherwise approved
Hosts are fully responsible for pet behavior, damage, and cleanup.
Unapproved animals are not permitted on the property.

The Lawn is a private residence and oceanfront property. We ask all guests and vendors to:
Stay within designated event areas
Respect neighboring homes
Follow parking and noise guidelines
Leave the space as beautifully as they found it
No picking of fruits, flowers, or plants
We reserve the right to enforce these policies in order to protect the property and surrounding community.

Before your Event
As your event approaches, we kindly ask that you review the following to ensure a smooth and respectful experience for you, your guests, and our surrounding community.
The Lawn is a private oceanfront property, and a little preparation goes a long way.
Parking Coordination
Parking at The Lawn is limited and carefully managed.
Please submit your pre-approved parking list in advance. Only guests on this list may enter the property.
Guests who have not been notified that they are on the approved parking list should plan to park along Fort Weaver Road or arrange shuttle or carpool service.
Drop-off and pick-up are always welcome.
We kindly ask that you communicate parking instructions clearly to all guests prior to your event to help us mālama the neighborhood and keep everything flowing smoothly.
Vendor Coordination
Please confirm all vendor arrival times in advance, especially if early access is needed.
Early vendor access must be approved in writing. While we are happy to accommodate reasonable setup needs, a designated day-of coordinator must be onsite before vendors arrive and remain during installation.
Sharing these guidelines with your vendors ahead of time helps ensure a calm and seamless setup.
Trash & Cleanup Planning
Trash removal is not included in the base rental.
You may either arrange to remove all garbage at the end of your event or request our optional garbage service in advance.
Please also confirm that all vendors will remove any materials or waste they bring onsite.
Leaving the space as beautifully as it was found is part of the experience.
Final Preparations
Before your event, please:
Confirm your event insurance is active and compliant.
Review music and sound guidelines with your entertainment.
Share venue policies with your vendors and guests.
We appreciate your care and attention to these details. Your cooperation helps us protect this special oceanfront space and the community around it.
